Saray, Alanya: A Buyer’s Guide to Living Near Cleopatra Beach (2026)

Saray is central, lively and close to the sea. It is also busy in summer and uneven from one street to the next. Here is an honest look at what daily life is like, and what a civil engineer checks before buying an apartment in the neighbourhood.

The short version

  • Where: In central Alanya, linked to Cleopatra Beach and the Damlataş area.
  • What’s good: The sea, the shops and the historic sights are all close by.
  • What to watch: Summer crowds, parking and noise. Two buildings on the same street can feel completely different.
  • Best for: People who want a walkable, central base, second-home buyers, and location-driven investors.
  • Before you buy: Check the building’s age, earthquake-code compliance, occupancy permit, title deed and service charges.

A map tells you where a neighbourhood is. It won’t tell you how the street sounds at 11 p.m. in August, whether you’ll find a parking space, or how the building was put together. Those are the things that decide whether you’re happy with a purchase five years from now.

Saray is one of Alanya’s central neighbourhoods, where beach life, everyday services, hotels and the old town meet. This guide covers it as a place to live and as a place to buy, including the parts that sales brochures tend to skip.

Where is Saray, and why do people look here?

Saray sits in the middle of Alanya, in Antalya Province. It connects to Cleopatra Beach, the Damlataş area and the town’s main commercial streets. That mix of beach, services and visitors is what draws both residents and holiday-makers.

It is not a uniform neighbourhood. The main streets are busy and commercial, while some inner streets are noticeably calmer. Noise, light, views and price can change a lot within a few hundred metres, so “Is Saray good?” is usually better asked as “Which street, and which building?”

Cleopatra Beach and sea quality

Cleopatra Beach is one of Alanya’s best-known public beaches. According to Alanya Municipality, it lies on the western side of the historic peninsula, near Damlataş Cave. It has fine sand and is within easy reach of the centre, so locals use it as much as tourists do.

Blue Flag status and water tests

The eastern and western Cleopatra public beaches appear in the Blue Flag Türkiye records. Blue Flag is an environmental programme that assesses safety, information, management and water quality. Status is reviewed each season, so check the official pages below for the current position. They also publish water sample results.

If you’re eyeing an apartment “near the beach”, don’t trust a number on a listing. Walk the route yourself. Check how long it really takes, how steep it is and which roads you cross. Being close to the beach is a plus in July, but it can also mean more noise and more people.

Daily life: schools, shops, food and getting around

Schools

Saray has Fatma Alaettinoğlu Primary School, listed on its official Ministry of National Education page at Yüksel Sokak No:14. Around Kültür Caddesi you’ll find Hayate Hanım Primary School and Hayate Hanım Middle School. Enrolment zones and places change, so confirm them with the school or the Alanya District Directorate of National Education. For families, the real test is the walk from your front door to the school gate, not just whether a school is in the neighbourhood.

Shops, cafés and restaurants

Supermarkets, bakeries, cafés and restaurants are all within easy reach. That keeps the area lively in season, though some streets can get loud in the evenings. In winter the neighbourhood slows down a lot. If you plan to live here year-round, visit once in summer and once in winter before you decide.

I haven’t named individual restaurants because businesses change quickly. Current options are easy to browse on the map:

Getting around and parking

Minibuses and buses serve the centre, and many errands can be done on foot. If you have a car, parking is the thing to ask about. On some streets it gets hard to find a space in high season. When you view an apartment, ask whether the building has its own parking. It makes a bigger difference to daily life than most buyers expect.

History on your doorstep

Alanya Castle, the Red Tower, the historic shipyard and Damlataş Cave are all part of the town’s centre. It’s easy to show visitors around, or finish a seafront walk with something more interesting than a café. The Ministry of Culture and Tourism has an official Alanya overview.

Saray: pros and cons

What works What to watch
Central location, everyday services close by Summer crowds, traffic and noise
Linked to Cleopatra Beach and the Damlataş area Parking can be tough depending on street and building
Historic and cultural sights nearby Building age varies, so each block needs checking individually
A real town atmosphere you can live in all year Large differences in noise and price between streets
Tourism activity opens up different ways to use a property Short-term letting depends on permits and the building’s rules

Who is Saray right for?

  • Sea lovers: If a morning swim or a seafront walk is part of your routine, this is hard to beat in the centre.
  • People who prefer to walk: With shops and services close, you can manage with little or no car use.
  • Second-home buyers: A central address that’s easy to reach and easy to lock up and leave.
  • Location-focused investors: The position is a strength, but building condition and running costs still need to be worked out separately.

If you want quiet, space and low density, areas outside the centre may suit you better. That isn’t a flaw in Saray. It’s just a different way to live.

An engineer’s checklist before you buy in Saray

In a long-established central neighbourhood, buildings come from different eras. So the building matters as much as the address. This is the order I’d work through as a civil engineer:

  1. Year of construction: A building designed under the Türkiye Building Earthquake Code, in force since 2019, is not in the same category as an older block.
  2. Permits and records: Ask for the building permit, the occupancy permit (iskân) and the building inspection record, and make sure they match your unit.
  3. Ground and structure: Look for cracks, damp and rusting reinforcement. If anything looks doubtful, commission an independent structural check or seismic assessment.
  4. Urban transformation status: Ask whether the building has been declared at risk or is part of a renewal programme, and confirm this through official records.
  5. Title deed: Check the type, the land share and any restrictions or charges registered against the property.
  6. Shared systems: Ask about the lift, generator, parking, roof, façade insulation and plumbing, and how they have been maintained.
  7. Service charges and management: Know the monthly charge and any major repairs planned, and add them to your true cost of ownership.
A simple rule: Two apartments at the same price are not equal if one building has complete paperwork, regular maintenance and its own parking. Compare the buildings before you compare the prices.

Saray as an investment

A central location and steady tourist activity make Saray worth a serious look. But location alone doesn’t make an investment. Work through these together:

  • The purchase price and price per m², compared with similar buildings
  • Realistic rent and how long the property might sit empty over the year
  • Service charges, maintenance, taxes, insurance and management costs
  • The permits and owner approvals needed for holiday letting, checked against current rules before you buy
  • How the building’s age and paperwork will affect your resale later

This guide doesn’t promise any rental yield or price growth. Every property needs its own calculation.

Frequently asked questions

Is Saray a good place to live in Alanya?

It can be. Saray is central, close to Cleopatra Beach and well served by shops and services. It is busy and noisy in summer, so the street and the building you choose matter a great deal.

How close is Saray to Cleopatra Beach?

The neighbourhood is linked to Cleopatra Beach and the Damlataş area. Walking time depends on the exact building, so measure the route to the property you are considering.

What should I check first when buying in Saray?

Start with the building’s year of construction, earthquake-code compliance, permits and occupancy status, title deed and service charges.

Are there schools in Saray?

Yes. Fatma Alaettinoğlu Primary School is in the neighbourhood, and Hayate Hanım Primary and Middle Schools are around Kültür Caddesi. Confirm enrolment zones and places with the school or the district education directorate.

Is Saray a good area to invest in?

The central position and tourist activity make it worth studying. Returns depend on the price you pay, the rent you can achieve, vacancy and running costs, and no yield is guaranteed.

Holiday letting can require permits and the approval of the other owners in the building. Check the current rules and the building’s management decisions before you buy.
