1- The building will be constructed as Reinforced Concrete frame. The Foundation will be PILED RAFT
FOUNDATION.
2- The construction will be carried out in accordance with the earthquake regulation approved by Konyalti
Municipality. Casing will be done in foundations, water insulation will be applied, and water and heat
insulation will be done on the roof. Basement walls will be reinforced concrete with water insulation.
3- Frame Construction will be a reinforced concrete frame structure and will be compliant with the
supervision regulation.
4- Walls will be made using insulation foam.
5- Windows, balcony doors, and entrance doors will be PVC coated and of REHAU, WİNSA, and FIRATPEN
brands. Shutters will be electric and motorized, and ROTO branded with remote control.
6- The entrance door of the apartment will be a 1st class KALE brand or equivalent steel door patented by
TSE.
7- Interior doors will be made of 1st class MDF, lacquered, and equipped with KALE branded locking
systems. Keys and locks will be KALE and DAF branded.
8- Interior and exterior paints will be painted with water-based texture paint from DYO and JOTUN
BRANDS.
9- Balconies, stairs, and railings: Railings will be made of chrome. Balcony edges and skirtings will be
covered with 1st class VİTRA, EGE, ÇANAKKALE branded ceramics.
10- Tiles and ceramics: Tiles, ceramics, and borders will be made of 1st class ceramics or granite from
VİTRA, ÇANAKKALE, KÜTAHYA, BİEN brands and used in all apartments.
11- Sill and windowsill will be made of 1st class marble.

12-Kitchen:
• It will be painted with silicone paint on water-based satin plaster.
• The floor will be covered with 1st class VİTRA, KÜTAHYA, BİEN, ÇANAKKALE branded ceramics or
marble.
• All ceilings will be decorated with spotlighted decorative suspended ceiling.
• The sink will be double-faced and made of chrome steel. The space between the cabinets and the
countertop will be covered with 1st class VİTRA, ÇANAKKALE, KÜTAHYA, BİEN branded ceramics.
• Kitchen cabinets will be made of 1st class MDF, and the countertop will be 1st class Spanish granite
marble.
• SIEMENS, FRANKE, BOSCH built-in oven, extractor hood, and exhaust fan will be installed in the
built-in kitchen.

13- Bathroom:
• Walls up to the ceiling will be covered with 1st class VİTRA, ÇANAKKALE, KÜTAHYA, BİEN
branded ceramics. Ceilings will be made of aluminum suspended ceiling. Lighting will be
recessed into the ceiling.
• 1 MDF bathroom cabinet (laminate or membrane) will be placed in the bathrooms. In
addition, light-sensitive ventilation fan will be installed.
• The sink will be Hilton, the toilet will be 1st class VİTRA, and the sink will be DURAVIT.
• Sanitary ware will be 1st class VİTRA, ÇANAKKALE, KÜTAHYA, or BİEN branded ceramics.
• Fittings and accessories will be ECA and ARTEMA branded.
• A VİTRA branded set, soap dish, mirror, paper holder, and shelf will be placed.
• The plumbing for the washing machine will be installed, and the location for the dryer will
be determined.
• The shower cabin will be first-class VITRA brand. The hot and cold water plumbing will be
connected to natural gas.
• The shower cabin in the master bathroom will be first-class VITRA brand. The hot and cold
water plumbing will be connected to natural gas.
• Towel racks will be installed in the bathrooms.

14- Toilet:
• The ceiling will be covered with first-class VITRA, ÇANAKKALE, KÜTAHYA, and BİEN brand
ceramics up to the ceiling.
• The floors will be covered with first-class VITRA, ÇANAKKALE, KÜTAHYA, and BİEN brand
ceramics.
• The ceilings will be suspended aluminum ceilings. The lighting will be recessed in the
ceiling.
• The sink and toilet will be first-class VITRA, ÇANAKKALE, and KÜTAHYA brand ceramics.
• Sanitary ware will be first-class VITRA, ÇANAKKALE, KÜTAHYA, or BİEN brand ceramics.
• VITRA brand soap holder, mirror, paper holder, and shelf will be installed.
• The taps and faucets will be ECA or ARTEMA brand.
• MDF cabinets and mirrors will be installed.

15- The floors in the living room and bedrooms will be PELİ brand laminate parquet. The living
room, entrance, and sitting rooms will have a pool ceiling with LED lighting.
16- The electrical installation will be made up of TSE patented SIEMENS, VİKO, and HES brand
materials. The TV satellite system will be installed in the living room, kitchen, and bedrooms. An
internet connection will be installed.
17- The entire plumbing system will be made according to TSE standards. VESPO, FIRAT, and
KALDE brand PPRC pipes will be used for clean water. Waste pipes will also be made of PPR
material.
18- Natural gas will be installed, and a BUDERUS brand, condensing combi boiler will be installed
for central heating.

19- Garden:
• The garden wall will be made in 3D.
• A split irrigation system will be installed in the garden. A rainwater collection system and
tank will be installed.
• The garden gate will be remote-controlled and automatic. A 24-hour security system and
security cabin will be installed at the entrance.
• An alarm system related to security will be installed on the garden walls.
• A gazebo will be built.
• The swimming pool will be covered with BASF fully elastic or SİKA SEAL 107.
• An open and closed parking area will be built and protected with a 24-hour CCTV camera
system.
20- Fitness, sauna, and steam room will be built.
21- Plumbing: All plumbing materials will be made of TSE standard, VITRA, and ARTEMA brand
materials. Green pipes will be used for clean water. Wavin, ÇAĞLAR, DİZAYN FIRAT, EGE YILDIZ
brand materials will be used for dirty and waste water. Valves and other materials used in the
installation will be first-class products from brands such as VITRA and ARTEMA.

22- Heating and cooling: A natural gas system will be installed in all apartments, and DAIKIN,
BOSCH, SIEMENS brand air conditioning systems will be installed in all rooms of the apartments.
23- The sink and sink unit will be of the first-class ARTEMA and ECA brands.
24- Intercom: A video intercom system will be installed in all apartments.
25- Elevators: 2 luxurious, telephone system-equipped, automatic door elevators will be installed
in the building.
26- Generator: AKSA, SOLAKS, GENPOWER generators with sufficient power for the entire
building will be installed.
27- Facade cladding: REYNOBOND, NATURALBOND + ASAŞ composite cladding and silicone
facade will be applied in the necessary parts of the building.
28- Purified water system: WİLO, NORM, STANDART brand purified water system will be installed.
